Fasteners, panel channels and raised curbs
The convenience-store roof included several details requiring attention within a relatively small work area. The inspection identified a rusted fastener, an opening in the metal and penetrations requiring waterproofing work. Existing coating had deteriorated in places.
Equipment-support frames and raised components created narrow spaces and multiple changes in surface geometry. Repair work needed to address those interfaces as well as the adjacent panels.
A seven-square repair scope
Approximately 700 square feet of the existing roof was included. Cleaning and drying came first, followed by removal of loose material and preparation of visible corrosion. Fastener corrections and localized metal repairs addressed the identified deficiencies.
Coating application was one part of that sequence. The scope also included compatible sealant and reinforcement around seams, curbs, penetrations and patched locations. Preparation and detailing were essential parts of the proposed work, not separate optional items.
Completed localized work
The contractor reported the metal-roof work complete in September 2026. Finished-area views show treatment on portions of the panel field and around raised details. The scope included final checks of the repaired areas and cleanup.
The completed work was limited repair and recoating. The remainder of the existing roof was not replaced, and a separate gutter proposal was not included in this completion.
